Our Building process

We will provide a free consultation to discuss your ideas and advise on the feasibility of various building options. This allows us to also see how we can add value to your project. Being a local Warkworth building company, the person you speak to on the end of the phone is the same person that you’ll be dealing with onsite when your build begins.

One of our team will meet with you onsite to discuss your ideas. We will hear what is important to you – your wants, needs and budget expectations – and provide feedback on the spot. If you are unsure on what you want exactly, what you’re allowed to do and what it is all going to cost, that’s fine. At Darcy Homes, our role is to clarify the design and consent process for you.

All great things in life start with a well thought out plan. If you need panning help, our design and build services offer ‘off-the-shelf’ plans you can customise. We will meet onsite to discuss the full scope of works, taking into account your scenery, orientation, natural light, and anticipating possible variables.

At this stage designs will be reviewed and discussed before we prepare an estimate for you to consider. Once you have approved the final concept plans and pricing estimates, we will prepare all the working drawings, which go to our QS (Quantity Surveyor) for a thorough breakdown of all costs. We price everything, including engineers, estimated council costs, and all sub-contractors and tradies. We then prepare a building contract: a fixed price contract that is presented to you for approval and confirmation. At this point the 10-year Halo Building Guarantee can come into play. Halo is an independent building cover that’s only available to people who build or renovate with an NZCB approved builder – that’s us.

We are here to work with you and for you during what many homeowners find to be a daunting: the consent process for. We take the hassle out of dealing with the council. Once we have agreed on your budget and have a full set of drawings, plans are submitted to council and we manage the consent process on your behalf, taking care of all compliance issues. We will be the initial point of contact with council, respond to any requests for additional information and get consent approval on your behalf.

Kurt Davies will be your main points of contact at all times. Communication is a vital part of the design and construction process and an experienced team, like ours, is used to dealing with a variety of people, not just clients but also with councils, building inspectors and other specialists such as engineers and tradespeople. 

At their core, builders are problem solvers accustomed to solving unique problems in creative ways, which is also a key element of good project management. Kurt will advise on the most effective approach at each stage of your build.

You’ll receive regular updates, and we will hold weekly site meetings. It is this personal face-to-face communication and proven track record that makes us the successful building team our clients are happy to recommend.

Once your build is complete, and before you move in, we will make sure everything is up to standard and that all final inspections have been undertaken. We will then contact you to arrange a pre-handover inspection and Kurt will then happily hand over the key to your new home.
